Historically, in a low-interest rate environment, you could reasonably predict this would lead to an increase in property prices — but that hasn’t been the case recently. Why is that? A few possible factors could be at play, including the cost of living still being relatively high, a period of population stagnation, and ongoing uncertainty in international markets. There may also be a significant number of people still on high interest rates, waiting for the bottom of the market before refixing, which is affecting overall demand. If you’re reading headlines about the market “taking off”, it’s often too late — the shift has already occurred.
Did you know the IRD recently uncovered more than $153.5 million in undeclared income tax and GST from the property sector in the first nine months of the 2025 financial year? That’s nearly on par with the entire 2024 financial year. The undeclared income was concentrated in three key areas:
GST not being declared on property development sales;
GST not being accounted for correctly on multiple “related party” (i.e. transactions between individuals and related entities) land sales;
Properties sold within the Bright-line period.

The big trading banks seem to be preparing for more activity and a battle for market share. ASB recently announced plans to hire an additional 80 staff and improve their refinancing process. More recently, ANZ began offering a 10-year interest-only loan product and relaxed their policy on income from boarders. It will be interesting to see how the other Big Four banks respond in the coming months.
